“I have owned my flat for many years and being on my own at times felt very vulnerable. In our block there are a number of tenanted flats were the occupants change every six months. They were at times unruly, leaving the communal entrance doors open overnight and often damaging the walls in the hallways moving furniture in and out. The previous managing agents were not interested, we were lucky to have the hallways painted every five years, the place looked a mess.

There has been a fantastic improvement since Guardian took over management. They adopted a ‘zero tolerance’ towards poorly behaved tenants sorting out the problems almost overnight. They introduced a four year internal decorating programme. Three years ago we had our hallways fully decorated and every year since a trades person has been out to touch up the paintwork and scuff marks. The halls now look great all of the time and I feel safe in the thought that my flat is maintaining its value, I don’t have a bad word to say about Guardian, very pleased.”

What I hated about the previous management was that they seemed only interested in keeping certain directors happy and not all of the owners collectively. When a meeting was called it was clear they had made their minds up about important issues before things got underway. They even wrote newsletters purporting to be from the directors which would sing the praises of the managing agents, it was pathetic to read what they wrote about themselves.

When Guardian took over it was like a breath of fresh air. All important decisions were made by a postal ballot system which gave all owners the chance to have their say, issues such as the setting of the service charge and when major refurbishment would take place. I now feel very involved in the day to day running of my development. Things have gotten so good that I am about to purchase another apartment in the same block which my daughter is going to live in. “Our situation was very unique, our 22 apartments and three houses were part of a larger development of 98 apartments and six houses. We were very unhappy with the service we were receiving from the previous agent so without hesitation went with Guardian who were fantastic to work with.

Guardian, together with our solicitors were able to assist us in exercising the right to self manage under the Commonhold and Leasehold Reform Act 2002. This was achievable because although we were part of a larger development with a common lease, we were a separate building and therefore able to go it alone utilising the Act.

Guardian were with us all the way supporting us free of charge. Eventually after over twelve months of struggle we had formed our own management company and even purchased our freehold. We are now an entirely separate entity in law with our everyday management function being performed by Guardian. We cannot thank them enough for facilitating the separation which was long and arduous but well forth it in the end.”
