Guardian Property Management Services take the issue of security very seriously. To this we offer as part of our management service, at no additional cost to our customers, private security services.

Belfry Security Alliance are our preferred contractor who as well as supplying the requisite signage to a Development, will patrol the hallways and common areas as and when required. They will themselves deal with any issues they may encounter and or act as professional witnesses in support of the police, our legal team and bailiffs.

Many owners are left exasperated by the discourteous, anti-social and sometimes blatant criminal activity of some residents. Guardian take a firm but fair stance, certainly initially, when dealing with this kind of behaviour. All complaints to us are registered and given a unique reference number. With complaints which are clearly out and out criminal offences we will contact the police and ensure they conduct a thorough investigation. Following completion of any police investigation our legal team would assess the situation with a view to taking civil action on behalf of aggrieved owners and or instigate legal proceedings in terms of the lease, breaches of covenant and tenancy agreements. For those responsible it can ultimately lead to forfeiture of lease or forcible eviction from a property.

Minor incidents would be dealt with on a less formal basis by an allocated member of our management or legal team. We would always try and deal with situations amicably. However, when required, we are more than capable of resolving the matter using the full force of the criminal and or civil law.

All complaints are treated seriously, in confidence and in full compliance with the Data Protection Act 1997. Complainants can expect a meaningful response from a member of the management team within 24 hours of making a complaint.

The team at Guardian will always support owners, landlords and tenants in resolving their respective issues.

Guardian recognises the negative impact acquisitive crime such as burglary and theft along with non acquisitive crime, anti-social behaviour and criminal damage, can have on an apartment building and their residents. We are committed to preventing such crime and work closely with partner agencies such as local council anti-social behaviour teams, the police and our private contractors to ensure everything possible is done to lessen the chances of incidents such as these occurring. We are able to recommend security measures such as improved lighting, the fitting of alarm systems and the use of CCTV to give residents a feeling of safety and security.

We are always available after normal office hours at times of emergency and we guarantee to have a contractor to you within one hour should there be an issue of security such as an entrance door not closing or an alarm sounding etc.
