On 1st December 2011, 52 apartments transferred to Guardian Property Management Services.
Prestigious Birkenhead Contract Won - 18/07/2011
On the 18th July 2011, Guardian Property Management Services acquired the contract to manage a further 24 prestigious purpose built apartments in the Birkenhead area.
Concerned Apartment Owners On The Move - 22/03/2011
Solitaire Property Management Company Limited, now operating under the business name of OM Property Management (a member of the Association of Residential Managing Agents - ARMA & a member of the Property Ombudsman Service) is a Peverel Group Company. Peverel Group Limited have gone into administration & are now the subject of an investigation by the Serious Fraud Office.
Concerned apartment owners currently managed by Solitaire & OM continue to move their business over to Guardian Property Management Services. Mr. Barnes an apartment owner from Cheshire stated, "We received a very poor service from Solitaire and the service charge cost just kept going up & up. I am not surprised regarding the recent news about them. We are in the process of moving over to Guardian and am looking forward to a brighter future.

Some of the holding companies behind Vincent Tchenguiz's Peverel Group have gone into administration. Peverel Limited, Peverel Group Limited, Aztec Opco Developments and Aztec Acquisitions have all gone into administration. Administrator Zolfo Cooper says the move does not affect the group's operating companies. Mr Tchenguiz was arrested and questioned by police earlier this month. He was released the same day.
'Consensual discussions'
Bank of America Merrill Lynch asked the group to repay a loan of £125m ($202m), according to the Financial Times. "We have been in consensual discussions with Bank of America Merrill Lynch, since late 2009, about the financial structure of the group and we regret that their sudden actions have forced this group into administration," said Vincent Tchenguiz in a statement. "We believe that their actions are a direct result of the very public commencement of the Serious Fraud Office's investigation. "The uncertainty which this administration will cause is something which is now beyond our control."
Business as usual
The administrators say that all services for residents, tenants and landlords will continue to be provided as normal. "Whilst the business itself was profitable at an operating level, the level of debt in the holdings companies was unsustainable" said Simon Appell, partner at Zolfo Cooper. "However, the operating companies are unaffected and will continue to trade as normal. "The business will continue to trade as usual whilst we seek a buyer for it."
Peverel is the UK's largest property management company.

New Bin Store & Additional Security Lighting - 19/01/2011
The management team at Guardian Property Management Services recently undertook a survey at all their apartment blocks of residents wishes and needs. The result in one case was the need for greater waste bin capacity and improved security lighting. In response to this GPMS were able to plan and eventually deliver a programme of works utilising their small works department and build a new, larger bin store and erect an aluminium streetlight. Mr. Dodd - Apartment owner stated, "We wanted to demonstrate our green credentials and commitment to re-cycling so needed a larger bin store in order to house the additional bins. "Miss Almond - Tenant stated, "Night time security is a big issue for me when choosing a flat to rent. I work evenings so good lighting in the outside areas is so important for when I return home in the dark."

A Great Start for 2011 - 11/01/2011
The management team at Guardian Property Management Services are delighted to announce an excellent beginning to 2011 with the acquisition of a further four apartment blocks.
Richard Wilkinson stated, "I am pleased that the creation of our own in house dedicated legal team is proving to be a resounding success. We are able to ensure the terms of the various leases are strictly enforced through the courts which in turn gives our clients the confidence that the problems of non payment of service charge and anti-social behaviour are addressed quickly and effectively."

Homeowners ripped off by managing agents charging sky-high fees - 03/11/2010

...Leaseholder can club together and boot out their managing agents under a process known as Right to Manage. The agent's consent is not needed and there is no need for residents to prove mismanagement.

GPM Services New Offices - 01/07/2010
The management team at Guardian Property Management Services are please to announce that as from 1st July 2010 they have now re-located their operation to the prestigious Royal Standard House offices on the Wirral. The new facility has secure off-road parking, state of the art offices, conference facilities and meeting rooms.

Security Gate Grant for Stockswell Farm Court - 30/06/2010
In response to a number of incidents of anti-social behaviour in the surrounding area, Barbara and Sally from Stockswell Farm Court were able, with support from the local council, to arrange for the installation of some pretty impressive electrically operated security gates.
A grant was made available to them which was supported by monies from the owner's reserve fund. Guardian Proprietor Gary Henwood was quoted as saying," This is exactly the kind of collaborative team effort that we develop with all our clients. We take issues of anti-social behaviour very seriously looking at the problem holistically encouraging a multi-agency approach to problem solving. Having built up a substantial reserve fund on behalf of our clients we were able to easily allocate sufficient funds to ensure this project went forward smoothly. I am looking forward to seeing the gates finally finished, painted and doing their job. Well done owners and a special thanks to Barbara and Sally for all their hard work!"

Widnes Contract Won - 30/06/2010
On the 30th June 2010, Guardian Property Management Services took over the management function at a further 24 apartment in the Widnes area. The owners at the two respective blocks are delighted with the progress already being made and are looking forward to a brighter future under Guardian.
