Guardian pioneered the concept of long-term planned maintenance as a means of keeping buildings and structures properly maintained. Our programme model combined with the use of the highest quality materials and the finest trades’ persons provides a complete solution to maintaining your property at a consistently high standard whilst helping you to effectively budget your maintenance expenditure.

Decoration

All new developments, were required, are given a complete internal and external painting programme along with a carpet clean or replacement. Every 12 months thereafter automatically contractors attend site and undertake remedial works to attend to any minor scuffs, chips or marks, every two years the carpets are industrially cleaned. This ensures that the hallways are kept to the highest possible standard for the longest period of time. It also ensures owners are keeping to the terms and conditions of their lease and most importantly maintaining the value of their investment.

External Maintenance

A gardening contractor would under normal circumstances attend every two weeks between March and October inclusive and once per month for the rest of the year. By adjusting the visits to reflect the growing season, efficiency is kept up and no money is wasted.

At Guardian we work very hard to ensure maintenance costs are kept to the minimum. We have a team of tried and tested contractors who because of economy of scale are able to offer the lowest prices. These savings are passed on to the customer and we guarantee you cannot find a more competitive like for like quotation. All significant expenditure is required we produce to the customer for inspection three competitive quotations. Then together we decide which quotation to go with, ultimately it is the customer who decides, not us. This guarantees there can be no accusation of favouritism, a decision some agents like to keep for themselves.
